KDT - Midlands Gardens

The concept: Midlands Gardens is a new-style retirement village. Our first residents made their home here in late 1998. Since then we have maintained a programme of construction to meet the demand. New homes are constructed within a beautifully landscaped environment. Most homes are 2-bedroom villas but some double units are also being built. We have a number of different designs and if you are coming to a new home you can discuss the plans and décor before construction starts. All Midlands Gardens homes have internal access garages.

This development is coming towards completion with about 80 of the planned 90 units having been completed. Facilities on site include a spacious recreation centre with many activities available including a dining room, lounge, dance floor, stereo, television, library, computer training room, gym, pool tables and darts. An artificial outdoor bowling green is close to completion.

Location: Trent Drive, Paraparaumu. From State Highway 1, turn west into Kapiti Road. Proceed along Kapiti Rd and then turn left into Milne Drive (Shell station on corner). Derwent Close is near the end of Milne Drive.

Prices: $260,000 to $310,000

Price includes a site payment of $12,500 to help develop village facilities and grounds, plus licence to occupy.

When you leave a property, the Trust will require it to be refurbished to a marketable standard. Following agreement with the resident on the property valuation, the Trust will market your home and retain up to 15% of the sale price. Retentions are a contribution towards the provision of amenities for residents.

There is a weekly service charge of $80. This covers rates, insurance of the dwelling, exterior maintenance, and the upkeep of grounds and communal facilities such as roading and street lighting.

Facilities: Midlands Gardens is designed for people who want an independent retirement village lifestyle. While residents live independently, the village has its own community centre with recreation facilities, garden features and attractive walkways. The Trust's bus calls at Midlands on scheduled shopping days if residents make prior arrangement. Residents are warmly welcome to participate in social and recreational activities at nearby Sevenoaks.
