options
Q. Can I bring friends or family to help
me decide whether Midlands or Sevenoaks is going to suit me?
A. We encourage people considering one of our properties to seek
advice from professional advisors and friends and family.
It is your choice and we want you to be happy in your new
home with us. Phone our sales office to arrange a visit.
Q. How can I know I am getting accurate
information on what it will be like to live at a Trust property?
A. If you don't feel you have been getting full information,
we will arrange for you to speak with one of our residents.
Q. Who looks after my interests once I have
invested in the Trust?
A. An independent trustee looks after the interests of residents.
The statutory supervisor is Trustees Executors.
Q. How efficiently is the Trust managed?
A. The Kapiti District Trust
was one of the first retirement organisations in New Zealand
to gain ISO accreditation for quality management. The Trust
has ISO 9000 and ISO 9001 credentials.
Q. Do I have to live in Kapiti to qualify
for residency?
A. No, the Trust welcomes enquiries from outside the Kapiti area.
Q. How do I know if the Trust will suit
me?
A. The best answer we can give is to check us out. Come and have
a look for yourself and arrange to meet one of our staff members.
We will give you as much information as we can and we welcome
you to talk this over with your lawyer or financial advisor
before making a decision.
Q. If I buy into the Trust am I stuck there
for the rest of my life?
A. Not at all. Circumstances can change and we can never be sure
of what will happen. For example your family may transfer
to another city and want you to be near them. We will endeavour
to market your home to a new resident on your behalf.
Q. What if my health deteriorates?
A. Trust residents are not left "on a limb". If you
find you can't manage a villa in the retirement village, we
will discuss other options and see if we can find one to suit
your new circumstances.
Q. Can I have visitors?
A. Certainly. Many of our retirement properties at Sevenoaks
and all the homes at Midlands
have two bedrooms to allow friends and family to come and
stay. In planning our villages, we made provision for plenty
of parking spaces to make it easy for residents to have visitors.
Q. If I purchase a Licence to Occupy, who gets the capital gain?
A. The Licence holder receives the capital gain. On sale the Trust will require the property to be refurbished to a marketable standard. Following agreement with the resident on the property valuation, the Trust will market your home and retain up to 15% of the sale price. Retentions are used to meet the maintenance of communal property.
